Building Circular

Buildings are essential in the transition to a circular economy. Real estate is responsible for 36% of CO2 emissions in the Netherlands. That has to come down! By approaching buildings and processes integrally, PHI Factory ensures that raw materials are (re)used in a smart and responsible way. We do this in four ways:

1. Ambition to practice

Together with you, we draw up the circular ambitions and translate them into concrete actions you can take to make your real estate more sustainable. Together we determine the dot on the horizon and think about the circular themes, measurable objectives and the assurance in your organization. We support this process with a visually attractive roadmap that clearly shows how your organization can make its buildings more sustainable.

2. Advice on circularity in tendering

Together with you, PHI Factory determines the sustainability ambition for the building and translates this into an ambitious circular tender. To firmly establish this ambition, you can choose the strategy of control and space. In the call for tenders, we steer the minimum sustainability performance. On the other hand, we give the market space and challenge them to contribute knowledge, creativity and innovative strength. With our support and knowledge of instruments that make circularity measurable (such as BREEAM, MPG, BCI, etc.) you make data-driven decisions. Our procurement team supports you with the actual marketing of the tender.

3. Advice on circularity in the design process building

At the strategic level, we think along in the design process in terms of circularity, energy neutrality, CO2 reduction, biodiversity and climate adaptation. We identify opportunities to achieve the maximum sustainable performance in the building project. PHI monitors the overall vision in the field of circularity and likes to play the driving role to monitor the ambition. By deploying our own (innovative) expert network, we quickly make the right connection to, for example, material experts for timber construction or bio-based materials or BREEAM. We also like to optimally prepare the building for circular management, maintenance and use by taking this into account in the design phase.

4. Calculator > E3 model

When making a building more sustainable, you have many options. You have to deal with this in the design phase, during renovation, construction, but also when you want to make an existing building sustainable. Which building measure is the best choice for you? In terms of environmental impact, but also in terms of investment? We help you gain insight into this, so that you can make an informed choice.

We do this as follows. We make an estimate of the hidden CO2 impact per building measure, linked to the costs through the E3 model; Euros, Energy and Emissions. So that as an organization you not only know which measures have the greatest environmental impact, but you also gain insight into the most cost-effective solution. This way you make more impact with the same budget, taking into account the entire product life cycle. For example, is it best to choose facade insulation or solar panels to reduce your energy consumption, or both? And when you choose insulation, what type of material and thickness is best to choose?
