Building Sustainably
Buildings play a key role in the circular transition. In the Netherlands, the built environment is responsible for no less than 39% of CO2 emissions. PHI Factory helps organizations reduce that impact by taking an integrated approach to buildings and processes. We ensure that raw materials are (re)used in a smarter and more responsible way. With an eye for the environment, value, and future-proofing. We do this in four ways:
1. Setting ambitions with the ambition compass
Together, we define your circular ambitions and translate them into concrete, achievable actions for making your real estate more sustainable. We do this using our Ambition Compass: a visual and strategic tool that provides insight into where your organization stands, where you want to go, and how to get there.
Together, we determine the dot on the horizon, develop circular themes and measurable goals, and ensure that they are firmly anchored in your organization. In this way, we make ambitions tangible and manageable. The Ambition Compass makes it clear at a glance how your construction project and organization are working towards sustainable, circular buildings.
2. Tendering for a sustainable building
PHI Factory works with you to determine the sustainability ambition for the building and translates this into an ambitious circular tender. To firmly establish this ambition, you can opt for a strategy of guidance and flexibility. In the tender, we provide guidance on the minimum sustainability performance. On the other hand, we give the market room to maneuver and challenge them to contribute their knowledge, creativity, and innovative power. With our support and knowledge of tools that make circularity measurable (such as BREEAM, MPG, BCI, etc.), you can make data-driven decisions. Our construction experts and procurement team support you in actually placing the tender on the market.
3. Advice on circularity in the building design process
At a strategic level, we contribute to the design process on topics such as circularity, energy neutrality, CO2 reduction, biodiversity, and climate adaptation. We identify opportunities to achieve maximum sustainable performance in the construction project. PHI Factory monitors the overarching vision in the field of circularity and is happy to take on the role of driving force to monitor the ambition. By utilizing our own (innovative) network of experts, we can quickly establish the right connections with, for example, material experts for timber construction, biobased materials, or BREEAM. We are also happy to prepare the building optimally for circular management, maintenance, and use by taking this into account during the design phase.
4. Understanding impact: measuring sustainability within your building
When making a building more sustainable, you have a wide range of options. This applies to the design phase, renovation, construction, but also when you want to make an existing building more sustainable. Which structural measure is the best choice for you? In terms of environmental impact, but also in terms of investment? We help you gain insight into this, so that you can make an informed choice.
We do this as follows. We estimate the hidden CO2 impact per architectural measure, linked to the costs using the E3 model: Euros, Energy, and Emissions. This means that your organization not only knows which measures have the greatest environmental impact, but also gains insight into the most cost-efficient solution. For example, is it best to choose facade insulation or solar panels to reduce your energy consumption, or both? And if you opt for insulation, what type of material and thickness should you choose? In addition, we have measurement experts who are certified as BCI (Building Circularity Index) experts. This allows us to assess your choices not only in terms of CO2, costs, and energy, but also in terms of circularity. This gives you a complete picture of the sustainability value of each measure—across its entire life cycle. After all, to measure is to know.
